At a time of uncertainty, and many irrational statements, tweets, and by his own actions, our President is not displaying the leadership of his position as President of the United States of America. We are facing serious times here and around the World, and his decision making is not anywhere close to normal. So until he is removed from the Whitehouse, stripped of his authority, his clearances of security, and replaced by an acceptable human being to act as our leader this Battalion had to be formed. We are Veterans who volunteered to be a part of an organization to assist Our Government, State, and City authorities including our Police departments, the FBI, and the CIA in any matter of crisis forthcoming in the future. We as an organization shall show all Americans that we bring security and hope to our citizens across America. If we have learned from the past then we must be ready for the future.
It is my intention to keep people informed, show our presence and support every American from every State in the Union, that we will never be overtaken by any foreign Government, or groups who want to cause harm to others in this great Country of ours.

There is no application fee or any dues for Volunteering to become one of our Patriotic members. We accept all Veterans from any branch of service, including Veterans who are currently disabled. Together we all can assist and help via telephone, e-mail alerts, and for those still able to function, attend, or even travel, we can make our presence felt to other Americans.

United we stand and enough with dismantling our Democracy, spreading hatred, and trying to put wedges between all Americans.

Buying a property as a 1031 exchange to avoid paying taxes is good,except if you are buying an 'AS IS' property

October 2018 Buyer beware!
SO YOU HAVE OWNED PROPERTIES AND BOUGHT PROPERTIES FOR DECADES. You know everything right?

If you are buying a Property with the condition 'AS IS' in the contract you better think 10x's about it. And if your attorney lets you sign the contract will he pay your future fines, penalties, and loss of income?

A simple example for illustration purposes. Let's say you buy a 16 family unit building. Lets say it was built in the 1970's. So you go inspect it, check out the income, expenses, and you offer a price and the owner excepts it but accepts it 'AS IS' condition.
If you sign that contract doing a 1031 exchange and close on it, you are walking a tightrope each day thereafter. Reason being,
when the property was built it stated on the plans, two Doctor offices in the basement. Okay. But now there is four apartments in the basement. Now what?
Is it possible that you the buyer are not aware of this?
Is it possible your attorney who represents you doesn't bring this up?
Is it possible from the Title report that you read it and discard what it says?

All you need is one tenant who gets pissed off at you and he calls the buildings department. Next an inspector arrives to view the building and discovers the apartments are illegal from the original plans and approvals.
Results- All tenants paying the rent has to be put in an escrow account until illegal apartments are removed, building reinspected, and the time frame is at least a year minimum.
Don't believe this ask your attorney.

In addition to K mart closing down, you have Subway Food Franchise on 73Place and Metro closed down already. Plus this coming September you have Capital One Bank on Metropolitan Avenue closing down. Small stores between 73place and 75 street remain closed down as well.

There is a new Medical facility that opened up on Metropolitan Avenue, 75-17 Metropolitan Avenue, which is good for the Community. Now if we can get a Blood Lab in the same building to occupy a space that is available that would be tremendous convenience to many residents in the area. 2018 REAL ESTATE MARKET TRENDS BY VETERAN REAL ESTATE BROKER JIM TURANO

 In New York, especially parts of Queens, and in Brooklyn, I feel that 1031 Exchange Purchases will be stronger than in 2017. I have 38 years of experience in the Business, and based on the increasing calls, offers, and purchases they outweigh the sales of 1 and 2 families in these areas. Better than having your money in the Bank, by investing for example in a Pre-War Building, that has been remodeled, with modern apartments, new roof, converted Boilers, and all new tenants within paying higher income now than before is the way to go. Especially if the train is just down the block. Convenience to trains, buses, a multiple amount of stores offers young people a new way of living.

THE NEW MULTIPLE THAT MANY ARE NOW USING IS 17 X'S YEARLY INCOME

Specific areas where the multiples of 17 times income provides around 5.9% cap return. In addition, the rents go up yearly, and so does the building value. The best deals can be attained in Ridgewood,NY 11385 and in Middle Village,NY 11379 currently. Many areas like Astoria, Greenpoint and Williamsburg are close to 20-22 times income already. As an experienced investor the old thinking of 14 or 15 times yearly income just has to be adjusted upward slightly or you will miss out on deals in 2018.

Imagine a Beautiful Pristine Pre-War Building, Brick, with 12 apartments, consisting of just one bedroom apartments and studio apartments provides for the landlord less tenants, less water bills,etc.
